What Is Valuation?

Valuation is the process of determining Market Value (or Market Rent) and is required in a number of scenarios such as financing, financial reporting, taxation and litigation.

As an RICS registered firm, we are equipped with the market knowledge, technical expertise and qualifications to provide an opinion of value that can be relied upon by lenders and/or other third parties.  Our valaution reports can be be prepared on a "full narrative" or "desktop" basis according to RICS Global Valuation Standards (the "Red Book").

When Is A Valuation Required?

A valuation should always be obtained in the following scenarios:

  • Financing: to determine Market Value for loan security purposes.
  • Financial Reporting: Fair Value reporting in accordance with IFRS 13.
  • Acquisition/disposal: negotiating the purchase/sale of a property, especially in a non-market transaction (e.g. First Right of Refusal).
  • Rental Negotiations: for rent review or lease renewal when Market Rent is required.
  • Compulsory Purchase: to determine the compensation payable when the government exercises its right to purchase an interest in private property.
  • Dispute Resolution: settling valuation disputes in connection with contractual rights, such as an Option, Clawback or Right of First Refusal.
  • Litigation: Expert Witness or Arbitratration.

Fees

Our fees are quoted on a case-by-case basis to reflect the number of hours we expect to spend on the file, which depends upon the purpose of the valuation, the availability of relevant market data and any special circumstances.  Out-of-pocket expenses may be added to our final invoice based on our List of Charegeable Expenses.

For new bookings, we charge a non-refundable, up-front deposit of 50% of our quoted fee.  We accept payments from all major credit card providers.
